Market Update for Real Estate in Boca Raton &amp; South Florida


The South Florida Real Estate market is on its way back. Based on information obtained by the RAPB, The Real Estate Association of the Palm Beaches, and the Florida Realtors Association, the number of closed sales in Palm Beach County rose 18.5%, from 8,208 sales in 2011 to 9,726 closed transactions in 2012. The median sale price also rose in 2012 up by 4.7%, from $234,000 in 2011 to $245,000 in 2012. 


New construction, which was on hold for awhile, is also back in full swing with several new communities under way.


One of the newest developments is Boca Reserve, being built by Minto Communities. This exclusive, intimate, gated community, located in West Boca Raton, will consist of only 44 luxury homes.


Prices here currently start in the high $400,000s.


Boca Reserve is in walking distance of shops, restaurants &amp; parks and is zoned for "A" Rated Schools.

First, you should decide what your budget looks like and gain a complete idea of what you want to accomplish before you get started. South Florida’s unique ecosystem is one that can only be found here in this tropical paradise. Our unique ecosystem includes many of natures gifts such as coral reefs, dunes, marshes, mangroves and of course South Florida’s pristine beaches. Most people that come visit Florida make it a point to make our beaches their number one destination because of their beauty, easy access, and fun attractions that surround these areas. The beaches are a primary attraction to locals; therefore here are three public beaches in close proximity to the Boca Raton / Delray Beach areas that I enjoy visiting.


Atlantic Avenue Beach is one of the most entertaining and serene sandy beaches in the area. Across the street there is Boston’s, Burgerfi, and Cafe Luna Rosa if you’re looking for a quick bite to eat or to sit down for an elegant meal. Choices in dining in this area will never leave you feeling hungry. There is a special beach cabana rental service if you are an avid beach-goer who prefers to have fun in comfort. Many festivals and exciting events take place on the avenue such as, the Delray Beach Green Market, the Garlic Festival, and Free Concert Fridays that take place in the wintertime. Unfortunately, there is a small fee for beach parking and maybe a little crowd as well depending on what is going in Downtown Delray that weekend.


Spanish River Beach is rich with wildlife and natural walking paths for the nature enthusiast. Located on the north side of Spanish River Blvd. There is free parking for park and beach goers alike, although parking is limited. No need to worry, there is additional parking if you purchase a $55 beach-parking pass at Boca Raton’s City Hall. These passes help with year-round parking at: South Beach, Red Reef Park, which are great beaches with parks and picnic tables, and of course Spanish River Beach. Lifeguards keep an eye out from sunrise to 4pm to ensure your safety. Due to the lack of attractions besides wildlife paths and the shore, this beach seems less crowded than most, which is beneficial for the beach-goer that wants a relaxing experience. There is a shower conjoined to a quaint boardwalk and a small pavilion to rest under.


Atlantic Dunes Beach is a rustic and secluded beach located on A1A just north of Linton Blvd, which you won’t find in any other public beach in the area. The entrance to the boardwalk is towering with Australian pines overhead, snuggled in between Florida’s native wildlife. The pavilion holds restrooms and showers to clean up before heading back home. For the physically challenged there are “surf chairs”, which will allow you to move around on the beach with no problem. These “surf chairs” are located at the lifeguard towers and come at a first-serve basis. Parking is across the street but be aware, there are meters. This breathtaking beach is the farthest from being invasive and is an ideal spot to get away from the busy hectic life of the city. Simplicity is key for this beach and that’s the way visitors prefer it.

Rise – The sushiphiles delight, Rise offers hearty servings of the freshest high quality seafood around in West Boca. The owner is meticulous about freshness and quality and that's why this friendly establishment is a true delight, every time you return. Most of the entrées will come in at a little over $15 and service is known to be a little bit of a pain, but this restaurant is always well worth it.With season coming up it can get a bit crowded at times so try and go in the off hours to beat the rush. This must-see upscale hotspot in Boca Raton offers an atmosphere representative of the high-end living that the city is known for. It's pretty much impossible not to have a good time at Mizner Park, although as is usually the case in Boca Raton, having a bit of money does makes it more enjoyable.

This team is awesome and it's Leaders, Claude Champagne and Caesar Parisi, have such a heart for the team and vision for the future, it's amazing.


I had worked for the large National Real Estate Chains and then as an Independent Broker owning my own business for a number of years so I wasn't sure how the team concept would fit for me. Their first team member, Jody Aguayo, is a good friend of mine and she called to tell me that they were looking for someone with my experience in the East Boca Raton/Delray Beach Waterfront Communities. Caesar called and the rest is History. It is the best thing I have ever done for myself professionally.  Since the beginning of the year I have written over a dozen contracts and met some of the best clients a Realtor could ever hope for.


I'll tell one story that is one of my favorites from the first six months of 2012.  My clients were searching the internet for homes from in Italy using our website www.bocahome.com.  Because of their area of interest I was asked to help them with their process of finding them a home here in Boca Raton.  They wanted the Beach Area only and had a keen sense of their own style. We met in Mid- January and started the hunt. They had never before bought property in the United States so everything was extremely new to them, as our ways of buying a home were MUCH different than anything they had ever done. (They have owned homes throughout Europe and South America so home ownership was not new to them.)


After many attempts we found the perfect fit in Boca Raton's, Beach Area of Spanish River Land Company. We closed on this property at the end of March and they left at the beginning of June to close on their home in Italy.


Just this past week I got an email from them in Barcelona.  They wanted to know if I could come over IMMEDIATELY and help with the purchase of a new home there.  Apparently it wasn't going quite as well as they had hoped. I emailed back "I'll be on the next plane!", Of course just kidding.  I have not only helped a wonderful couple find their perfect home here in Paradise, I have made a life long friend in the process.
