Offering Incentives To Sell Your Home

It’s a buyer’s market so you are competing with many other homes that are on the market right now including foreclosures and short sales. If you want to get your Boca Raton home to stand out from the competition, you might want to think about offering your buyer some incentives to purchase your home so they choose your home over the one across the street or the home next door.

Here are a few ideas to entice buyers:

home-incentive_240Offering to pay the buyer’s closing costs up to 6%. Have your agent check with the buyer’s lender to make sure this in acceptable to them and is in compliance with their loan guidelines. Title and closing costs can add up to quite a bit so if you offer to pay some or all the buyer’s costs, that may just be the selling point necessary to get them to buy your home. 

If your home does not appraise or the buyer does not have a large enough down payment to obtain a loan, you might think about reducing your sales price to make your home more affordable for your buyer. The buyer will save costs on their mortgage as well.

Offer credits for repairs or make repairs. Some sellers obtain a home inspection before they list their home to find out the condition of their home. This way they can address any buyer objections ahead of time. 

Purchase a home warranty plan. The home warranty plan is like an insurance policy for your home’s systems. If something breaks after closing, which it inevitably does 9 times out of 10, then you don’t have to worry about the buyer contacting you. For a nominal service fee, they can call the home warranty company, and they will send a service repair person to either replace or repair the item. There are exclusions to every policy so not all items are covered, but a majority of items are covered. A home warranty plan can cost anywhere from $300-$600.   

Offering seller financing is a great idea and opens up the pool of buyers to a large number. There are buyers that make enough income, but may not qualify for a loan because their credit score is too low or they don’t have a large enough down payment. 

Savvy sellers know that offering buyer’s incentives to purchase their Boca Raton home is a great marketing tool to get their home sold quicker and catch the buyer’s attention. Buyers are looking for bargains and incentives are the perfect way to make the buyer feel they are truly getting a bargain.
