In fact, it's not uncommon for property in Boca Raton to sell for the same price that it did 10 years ago! If you buy a home or condo now and enjoy it for a few years until the housing market recovers, you'll likely be able to resell it for a nice profit.


Range of Property Value?


Well, looking at the available data from the Boca Raton real estate market, the average median sale price is right around $150K. However, if you browse through listings you will see everything from $100K to well over $10M. For example, there are multiple exclusive subdivisions in Boca Raton of just 10 – 15 custom estates each, and generally those properties are all over $5M. However, there are other subdivisions and communities that are a little less exclusive, and that's where you'll find the wider range of prices.

Royal Palm Yacht and Country Club is one of the most exclusive golf clubs in Boca Raton.  It’s a private club, and anyone wishing to apply for membership must be invited to do so.  This country club has maintained a tradition of elegance for over a half-century.  Part of its mission statement is that it endeavors to provide fun for the entire family.  Royal Palm features a Jack Nicklaus Signature Golf Course.  The elegant clubhouse offers a high-end level of services to all members and their guests.  Members are greeted by name, and the conscientious staff remembers their individual preferences. Both golf and social memberships are available with a capital contribution required at both levels of membership.  A junior membership is also available.  Junior members are responsible for only half the typical capital requirement.

Boca Raton boasts some of the most beautiful Florida condos on the market today. There are condos offered at various price ranges, and there are styles available to please even the most discriminating buyer.  Many can even be purchased furnished, if that is a consideration. And of course, to many people, location is everything. Some may desire a waterfront condo, others a condo that is close to shopping, and still others a condo located in a country club setting so that golf is readily available. Boca Raton offers all three types of settings.

Lunch at the café includes a salad bar and carving stations.  Homemade soups and sandwiches are also available.  For dinner, there are a variety of selections including steak, fish, pasta, chicken, salads, appetizers and desserts.

            <title>Recent Information on Florida Foreclosures</title>

A recent announcement from the Federal Housing Finance Agency confirmed that mortgage loan delinquencies in the State of Florida outnumber every other state except California.  Currently, 166,000 homeowners in Florida have been delinquent on their loans for a year or more.  In California, there are 174,000 total delinquencies.  Some help has been given to delinquent homeowners and more aid is supposed to be coming. 


In the State of Florida, there were 119,113 loan modifications in 2010 and 2011.  Also, more than 56,550 short sales or deeds-in-lieu of foreclosure were facilitated.  A short sale means that the proceeds from the sale of a home will not be enough to cover what is owed to the lender.  The lender agrees to accept less than the amount owed on the debt.  This may not fully release the borrower from his responsibility to repay this debt.  Unless there is an agreement negotiated between both parties that fully release the borrower from this responsibility, he may have to repay this debt in the future.  A deed-in-lieu of foreclosure is a deed in which the borrower conveys all interest in real property to the lender to satisfy the loan.  In this way the borrower is able to avoid foreclosure.


More aid to struggling homeowners is coming.  The recent Bank Settlement Program set aside a significant amount of money to help Florida homeowners. Under the terms of this program (and a special side agreement that only Florida and California received), the State of Florida will receive eight billion dollars in aid.  The banks have agreed to reduce loan amounts on first and second mortgages, follow through on short sales whenever possible, and grant deed-in-lieu of foreclosure instead of foreclosing on needy homeowners.  It is hoped that this will help stem the tide of foreclosures that are currently flooding the Florida market.  The sheer number of these “distressed homes” is helping to keep real estate prices depressed in the State of Florida. 


It remains to be seen whether the terms of the Bank Settlement Program will be enough to turn things around in the State of Florida.  Many families have lost their homes and faced financial ruin because of the recent recession in the housing market that spread to other areas of our economy.  Other areas of the economy are slowly improving, but the housing market has lagged behind.  Hopefully the Bank Settlement Program will begin to make a difference.

Woodfield Country Club is a beautiful community that encompasses 830 acres of prime real estate in the Boca Raton area.  The community has 1300 residences including townhouses and single-family homes.  The prices range from $300,000 to multi-million dollar homes. It’s such a large community that it’s subdivided into twenty distinct neighborhoods.  Each neighborhood has its own unique ambiance.  The community is family–friendly and emphasizes both children’s and adult’s activities. There are three types of memberships available: social, sport and golf. 


The community boasts an elaborate 38,000 square foot fitness center.  Called the Cascades, the center features the latest in fitness equipment as well as a spa, sauna, salon, and café.  There’s also a youth activity center for teens.  The center includes pool tables and video games. Dances are frequently held.  Naturally there’s a luxurious pool area.  Aquatics classes for different age groups are offered at the pool throughout the year. There’s also a private tennis club on the premises.  It sponsors clinics, leagues and events for all age groups.  The tennis staff is composed of thirteen tennis professionals. 


The heart of the community is the country club.  It’s here that people gather to socialize, eat, and participate in the numerous activities, which are offered daily.  The average age of a member is forty-nine years old.  The club, however, endeavors to provide activities that will appeal to all age groups. It’s impossible to list all of the available activities, but a representative list would include: movie night, book review groups, Sunday football parties, documentaries, seminars, and cards.  Members are encouraged to recommend activities that will suit their interests. There are also five restaurants on the premises.  The main clubhouse dining room offers the most formal venue.  The other four restaurants serve less elegant, but still delicious, fare.  For example, many members of the community choose to meet neighbors at the club’s O Bar for complimentary hors d’oeuvres, drinks and good conversation.


 In early November, the “Season Kick-Off Party” traditionally takes place.  It’s a two-day affair that provides activities for the whole family.  There’s even a carnival and an evening concert included in the festivities. The community center also offers afterschool activities for the youngsters in the community.  The included activities are things like ballet, art, science and cooking classes.  There’s also a community field where the young and the young at heart can play games like flag football and volleyball.  The community also sends out a newsletter, which includes an invitation to join groups attending concerts and sporting events in the surrounding area.


As can be seen, Woodfield Country Club is truly a “full service “ community for the whole family!

Gourmet level meals are served in the three dining areas, which can accommodate up to 250 guests. The head chef has over eighteen years of culinary experience.  He is a graduate of the prestigious Culinary Institute of America in Hyde Park, New York.  He and his knowledgeable staff are very willing to fulfill special dietary requests.  The motto of the club is that they “never say no” to members.  For those who like a pre, during, or after dinner alcoholic beverage, there is a fully equipped bar with the best wines, beers and liquors from around the world.  There are 40 brands of vodka alone! Complimentary hors d’oeuvres are served in the Grille Room before dinner and during happy hour.  In addition, on weekday mornings, there are complimentary beverages like coffee and tea available to members.  On the weekends, a continental breakfast is provided free of charge.


There are also a plethora of activities in which to participate.  The packed schedule includes formal parties, receptions, broadway performances, holiday celebrations, a lecture series, and musical performances. There are themed parties for Halloween, Valentine’s Day, and Chinese New Year.  And to peak a member’s culinary interest, there are several special dinners offered: including Greek night, Spanish night and Stone Crab night. 


Many members of the club are avid golfers, so the course is carefully tended and well managed.  A golfer never has a long wait for his desired tee-time.  During the 2008 renovation, over $170,000 was spent on updating the golf course. It is a beautifully landscaped, eighteen-hole course that is appropriate for all skill levels. Weekly tournaments and monthly mixed couples’ events are hosted at the course.  In addition, there are numerous special tournaments like the annual “Senior Tour Skin Game.” Stonebridge also features six har-tu tennis courts.  Golf, tennis and fitness personnel are available to provide information and advice. 


2011-2012 Fees are as follows: Full Golf Equity is $40,000 + initiation fee of $20,000 = $60,000 Total. Annual Dues for full golf membership are $16,545. Social Club Equity is $15,000 + initiation fee of $20,000 = $35,000 Total. Annual dues for social membership are $12,125.
