Boca Raton boasts some of the most beautiful Florida condos on the market today. There are condos offered at various price ranges, and there are styles available to please even the most discriminating buyer.  Many can even be purchased furnished, if that is a consideration. And of course, to many people, location is everything. Some may desire a waterfront condo, others a condo that is close to shopping, and still others a condo located in a country club setting so that golf is readily available. Boca Raton offers all three types of settings.


A representative waterfront condo is the Statford Arms.  One of its most appealing features is a wrap-around porch that provides views of both the Intercostal Waterway and the ocean.  Ownership at this condo comes with many amenities including a pool, doorman, tennis courts, a fully equipped gym, and a community room.  The condos in this building are priced at $500,000 and up.  It truly is Florida living at its best!


Boca Pointe Country Club provides both a golf course setting and it’s close to shopping. It is a multi-gated, planned development. The community encompasses 1000 lush acres with approximately 3,400 homes. It features condos, town homes, patio homes and single-family detached homes.  The centerpiece of the community is the clubhouse and the eighteen-hole Jack Nicklaus championship golf course. In addition to golf memberships, social and other types of memberships are available. Five dining options are offered to members.  The main dining area is elegant and features an extensive fine-wine list.  Dinner in the Main Dining room is a multi-course affair of gourmet level dishes.  The Grand Café is a little less fancy, but it too offers an extensive list of beverages and foods.  Particularly popular is the Sunday Brunch, which includes homemade French toast, eggs Benedict, and various meats, breads and pastries. Lunch at the café includes a salad bar and carving stations.  Homemade soups and sandwiches are also available.  For dinner, there are a variety of selections including steak, fish, pasta, chicken, salads, appetizers and desserts.


Tennis is also emphasized in this community.  There is a Tennis Center with its own café, a pro shop, and sixteen courts (five of them lighted).  USPTA pro instruction is available and there is both individual and league play.  An Olympic-size swimming pool completes the picture.  The café is constructed so as to permit dining either poolside or courtside.  


Most of the condos in this community are priced between $150,000 and $300,000.  It seems like a very reasonable price when one considers all the amenities that are available with ownership in Boca Pointe Country Club.

The Pros and Cons of Buying Condos

Condominiums and townhouse offer an affordable option to single-family homes in most areas. But consider these facts before you buy.


When you buy a condo, you do not own the land beneath the building, you simply share an interest in it. Instead, you own the space between the walls of your unit, and share ownership of the common areas with other owners.


Storage. Some condos have storage lockers, but usually there are no attics or basements to hold extra belongs.


Outdoor space. Yards and outdoor areas are usually smaller in condos, so if you like to garden or entertain outdoors, this may not be a good fit. However, if you hate yard work, this may be perfect option for you.


Amenities. Many condo properties have swimming pools, fitness centers, and other facilities that would be very expensive in a single-family home.


Maintenance. Many condos have on-site maintenance personnel to care for common areas, do repairs in your unit, and let in workers when youre not home.


Security. Many condos have keyed entries and or even doormen. Plus, youll be closer to other people in case of an emergency.


Community living: Shared walls and common areas mean that you are more likely to hear your neighbors or run into them more often. Also, as part of the homeowners association, you will have to coordinate with neighbors to come to decisions regarding the common areas


Reserve funds and association fees. Although fees generally help pay for amenities and provide savings for future repairs, you will have to pay the fees agreed to by the condo board, whether or not youre interested in the amenity.


Resale. The ease of selling your unit is more dependent on what else is for sale in your building, since units are usually fairly similar. Single-family homes are usually more individual, so even if there are others for sale in your area, they probably wont be exactly like yours.


Freedom. Although you have a vote, the rules of the condo association can affect your ability to use your property. For example, some condos prohibit home-based businesses. Others prohibit pets. Read the covenants, restrictions, and bylaws of the condo carefully before you make an offer.


Resale: Condominiums are more sensitive to trends in the real estate market than single-family homes. If the market takes a downturn, condos are usually the first to suffer and the last to recover


Proximity. Youre much closer to your neighbors in a condo or town home. Look at profile of other owners be sure youll be comfortable. If possible, try to meet your closest prospective neighbors.
